After getting dumped, the last thing I needed was to move next door to someone who reminded me of my ex-boyfriend, Elec.

Damien was a hotter version of my ex.

The neighbor I'd dubbed "Angry Artist" also had two massive dogs that kept me up with their barking.

He wanted nothing to do with me. Or so I thought until one night I heard laughter coming through an apparent hole in my bedroom wall.

Damien had been listening to all of my phone sessions with my therapist.

The sexy artist next door now knew all of my deepest secrets and insecurities.

We got to talking.

He set me straight with tips to get over my breakup.

He became a good friend, but Damien made it clear that he couldn't be anything more.

Problem was, I was falling hard for him anyway. And as much as he pushed me away, I knew he felt the same...because his heartbeat didn't lie.

I thought my heart had been broken by Elec, but it was alive and beating harder than ever for Damien.

I just hoped he wouldn't shatter it for good.

Note: This is a standalone novel. This is Chelsea and Damien’s story. (You first meet Chelsea is Stepbrother Dearest as she was Elec’s girlfriend until Greta comes back in the picture).

This is the PERFECT friends to lover’s romance. It’s got a lot of angst and some serious sexual tension. At some points I just wanted to slap Damien and tell him to GET HIS GIRL, but I love how he was able to take his time to decide if this is what his future really had in store for him. WOAH. Talk about anxiety inducing though. Yikes! Having been a longtime fan of Penelope Ward, I knew I was going to have so much fun reading this. Now I just need her to write a new book so I can have fun with that one too. She is after all, one of my favorite authors! So yes, I would highly recommend this read to all fans of new adult romances. This is especially true if you like them filled with humor, angst, and sexy bad boys that will make your heart race a million miles an hour- you know, those boys that make you SWOON. Also, this one contains a major plot twist that readers will not see coming…

Chelsea is broken hearted after the man she loved Elec left her for his stepsister. So finding Mr. Right is not in the forefront of her mind at all. But when she meets her sexy neighbor; the one with the tattoos, serious attitude, and body to die for, she can help the attraction that builds. But Damien (the sexy neighbor) is upfront with Chelsea. Yea, he may be attracted to her too but he doesn’t do relationships. So the two become insta friends. Unfortunately, this isn’t enough for Chelsea though because her feelings for him run deep. And she has to decide if it is worth getting hurt all over again just for a chance at being with her naughty neighbor…

Penelope Ward is the queen of book boyfriends! I don’t know how she does it but she is amazing at bringing these sexy bad boys to life and making us readers lust after them. I honestly can’t wait to see what else she comes up with in the near future because these men are to die for! I think it’s pretty obvious that I would recommend this book. Its light, funny, quirky, and very angsty. But more than this, there is a realness to it because she brings about real problems that anyone can face. So if you’re a fan of the author, fan of sexy bad boys, or just amazing romances in general than I would recommend picking up this book. It’s VERY good.
